Richmond Real Estate Market Report — July 2026

july Richmond’s real estate market remained buyer-friendly in July 2026, with relatively high inventory and benchmark prices below last year’s levels. Townhomes showed the strongest sales activity, while condos experienced a noticeable slowdown.

Condos

Condo sales fell to 92, down 30.3% from July 2025 and down significantly from 133 sales in June. There were 957 active listings, while the benchmark price declined to $639,700 down 9.6% year over year. Average selling time increased to 49 days. Brighouse remained Richmond's largest condo market, recording 42 sales with 494 active listings, followed by West Cambie with 17 sales and 163 listings.

Townhouses

Townhouses performed better, with 68 sales, up 36% from July 2025 and up from 55 sales in June. The benchmark price was $1,035,200 still 5.9% below last year. Average market time was 35 days, the shortest among the three property types.

Detached Homes

Detached homes recorded 65 sales, up 8.3% year over year, with 669 homes available. The benchmark price declined to $1,911,700, down 8.7 % from July 2025.

July Market at a Glance

The sales-to-active-listings ratios shown on were 9.6% for condos, 17.3% for townhomes and 9.7% for detached homes. This indicates that condos and detached homes were clearly favouring buyers, while townhouses were closer to a balanced market.

July continued to offer good opportunities for buyers, particularly in the condo market where selection is high and prices have softened. For sellers, accurate pricing is increasingly important because buyers have many alternatives and are taking longer to make decisions. Townhouses remain the strongest part of Richmond's market, with comparatively healthier sales activity.
